Embarking on a new development with Lowe Design & Build is an exciting journey to take. We take great pride in our ability to deliver accurate timelines, ensuring a smooth and efficient journey from start to finish. Here is an overview of what you can expect during each stage of the development process:

Exploration Phase – Getting to Know Each Other:

During this initial phase, we will take the time to get to know you and understand your needs and objectives. We will conduct a thorough review of your site, share examples of our completed projects on comparable sites, and explore possible floorplans and configurations for your site. As we gather more information about the specifics of your project, we can explore anticipated costs and potential re-sale values. Together, we will assess the overall viability of your project and establish whether we are the right fit for one another.

Concept Design Phase (approx. 3 months):

During this stage, our design team will carefully craft the ideal floorplan that aligns with your vision. Working together with you during this stage underpins the path to a successful project. This highly consultative phase involves refining floorplans, elevations, external finishes, and preliminary specifications. We will present 3D modelling to help you visualize the design and conclude with presenting a detailed project estimate based on your designs.

Town Planning Phase (approx. 6-8 months*):

During this phase, your Draftsperson will prepare a detailed town planning application and navigate the entire town planning process. Our goal is to obtain the necessary planning permits as quickly and efficiently as possible. We also coordinate and manage all external consultants, such as arborists and town planners. We will provide an updated price once the planning permit is issued to ensure your project remains on track.

*Timelines can vary significantly depending on individual applications, designs and councils. Turnaround time can be as little as 3 months.

*When building a custom home, in most cases, Town Planning is not applicable.

* For those who plan to sell Pre Construction, marketing can commence once permits have been received.

Building Plans Phase (approx. 6-8 months):

In this phase, we will resolve all documentation in preparation for your fixed-price building contract. You will work closely with your Interior Designer and Draftsperson to personalize your home to align with your individual design preferences. Behind the scenes, subdivision (if applicable) is processed, while we meticulously analyse every element of documentation and work towards resolving all costs in preparation for your final price presentation and contract.

Construction Phase (approx. 12 months*)

With meticulous management and careful planning, our skilled construction teams take charge. Throughout the build, your dedicated Project Manager will keep you informed with scheduled site visits and regular communication. The construction phase includes demolition, construction and all external works including hard and soft landscaping. We provide a full turn-key finish. The construction phase typically spans 12 months, from the initial dig to the final handover. Upon completion, you will receive a thorough handover and will be introduced to the after-care service, ensuring ongoing and continued support.

*For larger projects or projects with basements, additional time may be required.
